Our Pricing
You may have seen law firms advertising $899 or $999 closings. What those prices rarely include are disbursements, the actual out-of-pocket costs that every real estate transaction requires, regardless of which lawyer you use. At Dwell Law, our legal fee is transparent and all-in, with no hidden office charges. We do not bill extra for conveyancing fees, courier fees, printing, or administrative tasks.
Our flat legal fee for a standard residential purchase is $1,775 + HST, which includes legal work to discharge one existing mortgage or HELOC.
Additional legal work may be required if your sale involves a private mortgage, is closing in less than two weeks, or the property is being sold by an Estate or Power of Attorney. We are happy to provide a tailored quote if any of these apply.

What every Ontario home sale requires regardless of your lawyer:
These are government-mandated and third-party costs that are the same no matter which lawyer you use. They are not Dwell Law charges. They are paid to the government, your title insurer, and service providers on your behalf:
Ministry search fees, approximately $50
Transaction Levy Surcharge, $65 + HST (a mandatory Law Society of Ontario fee charged on every real estate transaction)
Electronic ID verification, $27.50 + HST per seller and consenting spouse if applicable (this reflects our current provider rate; fees vary by law firm)

Do I need a lawyer to sell my home in Ontario?
Yes. In Ontario a lawyer is required to complete the legal transfer of property ownership. Your lawyer prepares the transfer documents, discharges your existing mortgage, and ensures the funds are distributed correctly on closing day.
What does a real estate lawyer do on closing day for a sale?
On closing day your lawyer receives the purchase funds from the buyer's lawyer, pays out your existing mortgage, deducts legal fees and adjustments, and transfers the remaining balance to you. You do not need to be present.
What is a Transaction Levy Surcharge?
The Transaction Levy Surcharge is a mandatory fee charged by the Law Society of Ontario on every real estate transaction in the province. It is not a Dwell Law charge. Every lawyer in Ontario is required to collect it regardless of which firm you use.
What is a statement of adjustments?
A statement of adjustments is a document prepared by your lawyer that calculates any financial adjustments between you and the buyer at closing. This includes items like prepaid property taxes, utility adjustments, and condo fee adjustments. It ensures both parties pay their fair share of costs up to and including the closing date.
Can I sign my closing documents remotely? Yes. Dwell Law offers virtual appointments and remote signing so you can complete your sale from anywhere in Ontario.
